**Cancellation Policy:** Cancel up to 30 days before arrival for a full refund. Cancellations within 30 days may forfeit the deposit or incur a 50% penalty on the first month’s rent.

**Cancellation Policy:** Cancel up to 45 days before check-in for a full refund. Cancellations within 45 days typically result in a 50% penalty on the first month’s rent; within 14 days, the full first month is non-refundable.

### General Midterm Rental Policies
– Deposits are refunded for cancellations within the free cancellation window.
– Early departures or no-shows may incur penalties up to one month’s rent.
– Extenuating circumstances (e.g., verified emergencies) are reviewed case-by-case for possible waivers.
– No refund for unused nights or nonrefundable deposits.
– We strongly recommend all guests purchase Traveler’s Insurance.

## MP Getaways House Rules

By booking, you agree to comply with all house rules. Violations may result in additional fees, immediate cancellation, or removal from the property, with no refund.

**1. Identification Required**
Submit a valid photo ID (driver’s license or equivalent) to mpowergroup222@gmail.com or text 931-302-4266 before check-in. Access will be provided after verification.

**2. No Visitors, Gatherings, Parties, or Events**
Only registered guests are permitted. All guests must be listed at booking. Unauthorized guests incur a $100 fine per person and may be considered trespassing. Locals must contact the host before booking.

**3. No Smoking or Drugs**
No smoking, vaping, or illegal drug use inside or on the property. Designated smoking areas may be provided by the host. Violation incurs a $500 fee.

**4. No Drunken or Disorderly Behavior**
Disrespectful or disruptive conduct will not be tolerated. We reserve the right to remove guests immediately, with no refund.

**5. Do Not Tamper with Security Cameras**
Exterior security cameras are for your safety. Tampering, blocking, or removing cameras will result in immediate removal and cancellation without refund.

**6. Damages & Cleanliness**
Please leave the home as you found it. Excessive dirtiness or damages will result in additional fees. Airbnb guests are subject to a $250 refundable security deposit.

**7. Check-Out Policy**
Standard check-out time is 11:00 am. Late check-out incurs $50 per 30 minutes after this time.

**8. Pet Policy (For Pet-Friendly Homes)**
– Limit: 2 pets (including service animals) per reservation.
– Bring your own pet bedding/crate and towels for paws.
– Pets are not allowed on furniture or beds and must be crated when left alone.
– Clean up after your pet, inside and outside, and dispose of waste properly.
– No bathing pets in tubs or showers.
– Pet damage is not covered by accidental damage insurance.

**9. No Mail or Deliveries**
Do not use our address for personal mail or packages.

**10. Third-Party Bookings**
Third-party bookings require a $500 refundable deposit. IDs for both the booker and at least one guest must be provided.

**11. Guest Responsibility for Damages & Fees**
All damages or violations (including by pets or visitors) are the guest’s financial responsibility.

**12. Report Issues Promptly**
We want you to have a great stay! Please contact us immediately with any concerns so we can resolve them quickly.

**13. Release of Liability**
Guests agree to hold harmless MPower Group, Natasha and Joshua Parker, and their affiliates from any claims or losses arising from their stay.
